Indianapolis-based Kite Realty needs city approval for many of the new features, including a pull-off lane along Mamaroneck Avenue to make valet parking easier. The center had valet parking back when it opened in 2003, but it often caused traffic congestion, reports lohud.com.

Also, the owners have plans to install a new water fountain outside, an escalator at the Mamaroneck Avenue entrance and other improvements to make the 600,000-square-foot center more inviting, says lohud.com.

Roach said he's glad the center has new owners willing to invest in its future. Kite officials told lohud.com that they hope to have the changes in place in time for the holiday season at the end of this year.
